What is an FHA Loan?
An FHA loan is a government-backed mortgage insured by the Federal Housing Administration. Because the government insures the lender against default, lenders are willing to offer more lenient qualifying guidelines, lower down payments, and competitive interest rates.
Eligibility Requirements
- Credit Score: A minimum credit score of 580 is required to qualify for the 3.5% down payment advantage. Scores between 500-579 may qualify with a 10% down payment.
- Down Payment: As low as 3.5% of the purchase price. These funds can often come from a financial gift or down payment assistance program.
- Debt-to-Income (DTI): Maximum DTI ratios are generally capped at 43%, though exceptions up to 50% can be made with compensating factors.
- Property Standards: The home must be your primary residence and pass an FHA-specific appraisal ensuring it meets safety and habitability standards.

Understanding MIP
Unlike conventional loans that charge Private Mortgage Insurance (PMI), FHA loans require a Mortgage Insurance Premium (MIP). This includes an upfront premium (usually 1.75% of the loan amount, which can be rolled into the loan) and an annual premium paid monthly.
